Can Cracked Garage Floors Be Coated?

Hairline cracks and other non-structural cracks are common in concrete and can usually be repaired successfully. The installer prepares and fills the cracks to create a more stable surface before applying the coating system.
Larger cracks caused by significant settling or structural movement may require further evaluation. While a coating can protect and improve the concrete surface, it cannot correct an active structural problem beneath the slab.
What Causes Garage Floors to Crack?
Concrete garage floors can crack for several reasons, including:
- Normal shrinkage while the concrete cures
- Soil settlement or movement beneath the slab
- Temperature changes and freeze-thaw cycles
- The weight of heavy vehicles or equipment

How is Pitted Concrete Repaired?

Repairing pitted concrete typically involves grinding away loose or weakened surface material. The damaged areas are then filled with appropriate concrete repair products and smoothed to create a sound surface for the coating.
Thorough preparation is essential. Coating directly over weak or deteriorating concrete can compromise adhesion and shorten the life of the finished floor.
Can Stained Concrete Be Coated?
Yes. Most stained concrete—including floors with oil and grease stains—can be coated after proper surface preparation.
Before installation, the slab must be thoroughly cleaned and mechanically ground. This process removes surface contaminants and opens the pores of the concrete, creating a suitable profile for the coating to bond.
If oil or another substance has penetrated deeply into the slab, additional treatment may be necessary. A professional installer should evaluate the stain and confirm that the concrete is ready before applying the coating.
Can Uneven Concrete Still Be Coated?
Usually, yes. Minor unevenness, pits, and surface imperfections can often be repaired or reduced before the coating is installed.
Grinding can address certain high spots, while repair materials may be used to fill low areas and surface damage. The objective is to create a clean, stable, and properly prepared substrate.
If the floor is severely uneven because of settling or structural movement, the underlying issue should be addressed first. Installing a coating without correcting active movement may lead to future cracking or coating failure.
